(including New Construction homes)
1. Where
does all the CASH REBATE FRR offers come from?
When we act as your buyer agent on ANY MLS listed home, we are
entitled to a commission from the seller which is usually 3% of
the purchase price. We receive this commission at closing and
rebate it in full to you less our service fee.
2. Aren’t real estate services for buyers FREE? What do
commissions and rebates have to do with me - doesn't the seller
pay the commissions?
There are no FREE rides. The commissions paid to the listing
agent (the seller’s agent) and your buyer agent are built into
the selling price. Which means YOU, the buyer, end up paying ALL
the commissions without realizing it.
3. How do I know what, if any, rebate I will actually
receive?
Your actual savings/rebate is really up to YOU. We put you in
the driver’s seat. You decide on which services you require
including the homes you want to see. Check out our

services and call us to arrange a meeting where we
explain our system in detail and help you estimate your rebate.
4. Will there ever be a case where FRR's service fees
will exceed the commission from the seller?
There is little to no chance for this scenario. However,
depending on the price of the home you purchase, the commission
offered by the seller and the services you choose, there may be
no rebate available. We have several options/service plans and
will help you choose the option/plan that is right for you.
5. Does FRR offer rebates on new construction home
communities?
Yes, as long as the builder/developer cooperates with real
estate brokers and offers a commission. In the vast majority of
cases they do. Be sure to have us register you with the
builder/developer before you go or we will not be able to claim
our commission, which means we cannot offer you a rebate.
6. Do I need to visit the new construction home
community and register with FRR?
Yes, this is a must. FRR needs to be present and register you in
order to receive the commission and provide your rebate. If you
have already made contact with the new home community, contact
us, we’ll work with you to see if we can get the builder’s
consent.
7. Can't I save money by going directly to the listing
agent (the seller's agent), who lists the home for sale?
Not really, because the listing agent is hired by the seller and
their loyalty is to the seller, Their job is to get the best
price for the seller. When there’s no other agent involved, self
interest and company policy dictate they keep the whole
commission for themselves.
8. Why do I need a buyer agent to represent me?
The commissions are built into the price of the home you’re
buying, so YOU the buyer end up paying the entire cost. The
listing agent can’t or won’t offer any discounts to you because
they work for the seller and themselves. So, since you’re paying
for the service one way or another, why not hire a buyer agent
to represent you and look out for your interests? Dealing
directly with the seller’s agent is akin to asking the same
attorney to represent both parties in a lawsuit. Instead of
calling every agent in town to see each one of their listings,
why not hire one agent to show you all the listings. Remember,
with FRR we rebate our commission to you, saving you
$-thousands.
9. Don't listing agents (the one advertising the home
for sale) have EXCLUSIVE listings of homes which can be
shown-and-sold ONLY by them alone?
No, all listing agents post their 'listings' on the MLS
(Multiple Listing Service) to which ALL real estate agents in
turn have immediate access. And in the greater majority of all
home sales transactions, there are indeed TWO real estate agents
involved: the seller's....AND the buyer's. Refer to the previous
questions and answers to find out why it’s to your advantage to
hire a buyer’s agent and in particular FRR to represent your
interests.
10. Does it matter which buying agent I use, since all
agents are the SAME and perform the SAME services the SAME way?
All buyer agents are NOT the same! Almost all agents work for
commission. The higher the price of the home you buy, the more
money they make. And the quicker you buy a home, the quicker
they will get paid. Under our unique system we have taken the
commission incentive out of the equation. We work for you as
real estate consultants. With our system, when the price of the
home you buy increases, so do your rebate savings, because the
cost of our services changes little, if at all, with the price
of the home you buy.
11. Why don't agents provide ALL the available home
listings or show us homes we don't want to see?
There may be several answers to this question, ranging from
company policy that requires or provides incentives for agents
to show and sell company listings, to a lack of technology. Rest
assured that once you decide to work with FRR, all available
homes that meet YOUR criteria will be e-mailed to you
automatically as soon as they become available. The only limits
or filters are those that YOU choose.
